First Time Home Buyer Tax Credit
One of the most exciting new provision of the Housing and Economic Recovery Act of 2008 is the Fist Time Homebuyer Tax Credit. The credit is designed to encourage first time home buyers to go ahead and make their first purchase.
Things To Keep In Mind
The credit is available for homes purchased between April 9, 2008 and July 1,2009
The credit amounts to 10% of the purchase price of the home not to exceed $7,500
A first time home buyer is defined as someone who has not owned a home in the last three years.
Single taxpayers with incomes up to $75,000 and married couples with incomes up to $150,000 qualify for the full tax credit.
The tax credit works like an interest free loan and must be repaid over a 15 year period.
How Does The Tax Credit Work?
A tax credit is a special provision that reduces the income tax liability on a dollar for dollar basis. When filing a tax return, you must include income items, deductions items and the number of exemptions, among other things, to figure your total tax liability. If your total tax liability end up being $7,500, and you qualify for the full $7,500 tax credit, this credit would be applied and would wipe out all of tax due. If yur employer had already deducted the $7,500 from your pay checks throughout the year, you would receive a tax refund of $ 7,500.

Yes, the credit does have to be reapid, so it is really more like an interest free loan. Home buyers will be required to repay the credit to the government, without interest over 15 years ow when they sell the house, if theres is sufficient capital gain from the sale. Home Prices Fell In Los Angeles County
June home prices fell more than 29% from 2007 and sales remained low. Foreclosures have been flooding the market and pushing down the median home price from $502,000 in June 2007 to $355,000. The median price fell 4 percent from May.
Prices fell 23% percent drop in Los Angeles County, from $545,000 to $415,000. That means a house purchased just a year ago lost $130,000 in value. Foreclosure sales in June accounted for 41 percent of transactions. That compares with 7 percent a year earlier and 39 percent in May.
In the San Fernando Valley and Pasadena, prices have fallen by just 10 percent to
15 percent. Leslie Appleton-Young, vice president and chief economist at the California Association of Realtors, says you almost have to do a street-by-street canvass to get an accurate take on prices.
Prospective buyers are finding very difficult to get mortgage financing since lenders have tightened their guidelines, but that doesn't deter first time buyers and investors as well.
Sales hit a 10-month high of 17,424 transactions in June, the sixth consecutive month they've increased. Leslie Appleton-Young said statewide sales appear to have bottomed out last October and have increased every month since then.
In Los Angeles County, sales fell an annual 25 percent, to 5,678 transactions. However, they've increased every month since January and they will probably keep the same pace for the rest of the summer.
The average monthly mortgage payment dipped to $1,671 last month, compared with $1,713 in May and $2,430 from June 2007.

Since September 2005, Has The Monthly Total Been Higher Than The Prior Year. The 547 Sales Closed in April Was Up Dramatically Compared To April 2007 with 100 Transactions, or 22.4% Higher.
The April 2008 total sales was up 31.5% Above March same year, It Has Been Climbing Month After Month Since January 2008, Spring Home Buying Season Gets Under Way and Lenders Start Writing Loans Again.
Home Buyers Started Noticing The Opportunities in Investing In Real Estate While The Prices Remain Low, Particularly First Time Buyers and Investors.
