Words of Wisdom Part 1

It was until yesterday, I didn't know how to win. I met this old age gentleman who was observing vast green meadow sitting at a bench near dusk. 
I asked him how to win. He glared for a moment and responded.
He was a delicate old man with a tender look. There was an unmistakable eminence of pride on his face. It showed up as though he had been through a lots of ups and down in his life. It appeared  he knew how to get a fish out of a solidified lake. He carried on with all his life in a little town which was joined by a vast woodland and lakes. The villagers would make living through selling goods made by the wood. He didn't achieve anything extra ordinary in his life. He neither discovered a life saving drug, nor build a super computer. He lived his life in the cold mornings, old books and beautiful evenings.
I asked him what I should do in life, He responded, do everything you want to, so you may not regret 20 years later for not doing what you wanted but were afraid of.
I asked him how to inspire, he responded, by the light of your character.
I asked him, how to live, he responded, by the truth, honesty and faithfullness.
I asked him, how to succeed, he responded, by beginning with certainty.
I asked him, how to influence, he responded, by having no difference in your words and actions.
I asked him, how to love, he responded, Observe mothers.
The gentleman then started to walk away. He held his steps in dignity and composure. I sat there and observed the evening. These men who haven't gone to an extravagant school, haven't took a leadership training, nor encompassed by group of intelligent men, are leader in industry which doesn't works on profit but rather on building values. They prefer silence over long speeches. They are master of brevity and lord of wisdom. They subtract themselves to multiply others.

What People Are Really Looking For At Home

Here is a quick note to let you know how I can help you or the person you feel comfortable introducing me to.

         The other day I was reading a story that said the storage industry is an 8.8 billion dollar business. It’s no wonder, when you consider how much time we spend looking for lost objects. The average person spends 6 minutes a day looking for car keys! IKEA reports the top 4 items men search for are clean socks, keys, wallet, and remote control. Women search for shoes, a child’s toy, wallet, and remote control.
It occurred to me that a home is never more organized than just before and after a move. While it is seldom easy to move, very few things feel better than starting over again with the right amount of space.

The next time you are in a conversation with a friend, family member or neighbor and you notice they would benefit from having the right amount of rooms and space to enjoy an organized home...then stop, take out your phone, look up my number and call or text me. Canoga Park Ca Home Sales Comparison First and Third Quarters of 2015

CANOGA PARK CA HOME SALES STATISTICS FOR FIRST QUARTER 2015
 In the First quarter (01/01/2015 to 03/31/2015) 35 homes were sold. The Minimum Listing Price $210,000 and Selling Price was $180,000 with 2 bedrooms, 1 baths, 696 square feet house, 4731 sq ft lot and 4 days on market.
 Maximum Listing Price $649.000 and Selling Price $649,000 with 5 bedrooms, 4 baths, 2428 sq ft home, 14,179 sq ft lot, and 258 days on market..
 Average Listing Price $440,420 and Selling Price $435,620 with3 bedrooms, 2 baths, 1530 sq ft home 7376 sq ft lot and 48 days on market.  
From all the sales, 19 were in the price range of 400K to 500K and 6 sales on the $500K to 600K;  Also 4 of the sales were short sales, 3 bank owned aka reo and 1 probate and the rest were standard sales.

HOME SALES STATISTICS FOR THIRD QUARTER OF 2015
On the Third quarter (07/01/2015-09/30/2015) 44 homes were sold. The Minimum Listing Price $ 350,000, Selling Price $350,000 with 2 bedroms, 1 bath, 744 sq ft home, and 5,004 sq lot.
Maximum Listing Price $669,000, Selling Price $655,000, with 5 bedrooms 3 bath, 2599 sq ft home, 9,538 sq ft lot and 149 days on market.
Average Listing Price $464,538, Selling Price $464,236, 3 bedroom, 2 bath, 1467 sq ft home, 7.091 sq ft lot and 54 days on market.
From all the sales, 1 homes was on  short sale with notice of default, 1 bank repo aka foreclosure and the rest standard sales.
The number of sales incresed 25.8%, while the minimum listing price increased 67%, the sales price increased 94%. The maximun listing price increased 3%, the sales price increased 1%. The average listing price incresed 5.5%, the sales price increase 5.6%
 MORTGAGES AND INTEREST RATE

 Conventional Loan 30 year fixed it's at 3.848% there is a 5% down payment for purchases with no Private mortgage Insurance. Fha Loans at 4.625% 30 year fixed with 3.5% down payment
 There is a 100% loan available for low and medium income families with NO Private Mortgage Insurance.  VA Loans are for Veterans, it is a 100% loan, with NO Private Mortgage Insurance.
The conventional increased to 4.125% , and the Fha decreased to 3.875%

 Maximum Listing Price $1,999,000 and Selling Price $1,850,000 with 6 bedrooms, 6 baths, 6,94767 sq ft home, 60,509 sq ft lot, and 480 days on the market.
 Average Listing Price $709,994 and Selling Price $702,053 with 4 bedrooms, 3 baths, 2,555 sq ft home 13,885 sq ft lot and 64 days on the market.  
From all the sales, 11 were in the price range of 400K to 500K and 22 sales on the $500K to 600K;  Also,     4 were short sales, 1 probate and the rest were standard sales.

Calabasas CA Homes Sold on Third Quarter of 2015

CALABASAS CA HOME SALES STATISTICS FOR THIRD QUARTER VS FIRST QUARTER OF 2015
On the Third Quarter (07/01/15 - 09/30/15) 83 homes were sold. The Minimum Listing Price$580,000, Selling Price $510,000, 2 bedrooms, 2 bath, 1355 sq ft home, 3679 sq ft lot.
Maximum Listing Price $4,999,000, Selling Price $4,800,000, 6 bedrooms, 8 baths, 7239 sq ft home, 145,238 sq ft lot, and 514 days on martket.
Average Listing Price $1,499,540, Selling Price $1,454,354,  4bedrooms, 3.9 baths, 3298 sq ft home, 18,878 sq ft lot, and 79 days on market.
Calabasas homes sold on third quarter: 3 were short sales, and 1 bank owned home, the rest were homes on standard sale.
On the First quarter (01/01/2015 to 03/31/2015) 52 homes were sold. The Minimum Listing Price $375,000 and Selling Price was $375,000 with 2 bedrooms, 1 baths, 766 square feet house and 5043 sq ft lot, and 13 days on market.
 Maximum Listing Price $3,999,000 and Selling Price $3,825,000 with 6 bedrooms, 6 baths, 6995 sq ft home, 30,020 sq ft lot, and 114 days on market..
 Average Listing Price $1,525,031 and Selling Price $1,466,339 with 4 bedrooms, 4 baths,  3477 sq ft home 53,340 sq ft lot and 110 days on market.  4 sales were in the price range of 900K to 1000,000 and 8 sales on the $1,100,000 to $1,200,000. From all the sales 4 were short sales and the rest standard sales.
More homes were sold on third quarter, also the minimum and maximum listing and selling price increase compared to the first quarter.

Save Money By Insulating Your Home Attic



Is Your Insulated Attic Looks Like The One on The Picture?
November herald's the start of our cold season and with it, a rise in energy costs.. To significantly reduce heat loss and expenses. It pays to winterize the one place where most heat is lost: the attic. Here is a check list of items to focus on to keep the heat in: 
  • Weather strip and insulate the attic access door.
  • Seal around the outside of the chimney.
  • Seal around plumbing vents both in the attic floor and in the roof.
  • Cap off the top of interior walls in old houses where you can peer into the wall cavity from the attic.
  • Insert fiberglass insulation around electrical wire penetrations at the top of interior walls.
  • Staple a radiant barrier under the rafters or joists to reflect 97% of the radiant heat that strikes it.
That will help a lot to keep the heat in and the savings in your pocket.

Children Are The Treasure of Every Family



One of the biggest challenges for today's time pressed parents is sharing quality time with their kids. Fostering a true connection with kids doesn't always have to mean scaling back your work hours or stepping off the career fast track. Try these suggestions.
  • Hold weekly family meetings. Use them to schedule everyone's activities for the week, from school meetings to fun family outings. Give your kids a say on decisions it makes them realize that they're an integral part of the family.
  • Share their interests.  Yes, that means enduring their taste in music, movies, and games. One idea; Get them subscriptions to magazines associated with their hobbies, and commit to reading and talking with them about at least one article/topic related to their world.
  • Share your work with them. Bring them to your workplace. Show them what you do and how your work relates to the organization. When you have a particular success at work, celebrate it with your family. This teaches children the importance of work while helping them understand how it affects your life.
  • Volunteer with them. If you have the time, choose one day each month to volunteer at a local shelter, charity, or organization. Working alongside your kids is a great way to model good work ethics while sharing experiences.
Are you doing some of this tips with your children? If not, go ahead and adopt some or all, it will definitely help your the family relatioships and get to know more about each other hobbies, interest, jobs, experiences so on and so forth.
