Asistencia Financiera Para Los Primeros Compradores De Casa

La ciudad de Los Angeles tiene un programa para asistir a los Primeros Compradores de Casa. Los que califican pueden obtener dinero para el enganche y los costos de compra. Pueden comprar una casa, condominio o townhouse que no este rentado, debe estar habitado por el dueno o vacante.

Para calificar los compradores no deben estar en el prestamo de ninguna casa, tampoco estar en el titulo (escrituras) de ninguna casa y no ser propietario en los ultimos 3 anos.

Para calificar deben presentar los 2 ultimos anos de la declaracion de impuestos, los 4 ultimos talones de salario y los 4 ultimos estados de cuenta del banco.

El banco corre su credito, analiza los documentos y lo precalifica para el prestamo, asi mismo le informa la cantidad  mas la asistencia que recibira, la cantidad de enganche que debera traer.

Una persona no debe ganar mas de $45,650, dos personas $52,200, 3 personas $58,700 y de ahi en adelante esta siempre basado en el numero de miembros de la familia.

Si calificas puedes recibir hasta $60,000 para el enganche y los costos de compra.

 In the Thirdst quarter (07/01/2015 to 0/30/2015) 124 homes were sold. The Minimum Listing Price $445,000 and Selling Price was $490,00,000 with 2 bedrooms, 1 baths, 802 square feet house, 5246 sq ft lot.
 Maximum Listing Price $4,995,000 and Selling Price $4,725,000 with 7 bedrooms, 8 baths, 7,500 sq ft home, 43,905 sq ft lot, and 286 days on market..
 Average Listing Price $1,370,438 and Selling Price $1,329,605 with 4 bedrooms, 3.45 baths, 2,898 sq ft home, 13,099 sq ft lot and 54 days on market.  13 sales were in the price range of 600K to 700K and 14 on the 500K to 600K. Only 1 sale was reo aka bank owned home and the rest stadard sales.

Average Listing Price $1,349,091, Sales Price $1,323,705, 4 bedrooms, 3.35 baths, 2,803 sq ft home, 13,800 sq ft lot, and 54 days on market. 14 sales were in the price range of 500k to 600k and 17 on the 600k to 700K.  4 were short sales and 3 of them with notice of default and 1 bank owned aka foreclosure.

MILEY CYRUS HOME IN STUDIO CITY CALIFORNIA
Studio city is located in the San Fernando Valley area in southern california. It is neighboring on the north east with Toluca Lake, on the north with North Holllywood, east with Universal City (Universal Studios) and on the west side with Sherman Oaks. It is an small city but real estate here is very pricey.
Active: As of today October 16, 2015 there are 87 available homes for sale in Studio City, CA. one of them is on notice of default the rest are standard sales.  Eleven home listings are under one million dollar the rest go from $1,030,000 to $6,500,000. Average days on the market: 61
Pending Status: There are 23 homes on pending status with prices starting at $730,000 all the way to $2,850,000. Two of them are homes on probate status and another two are short sales, the rest are standard sales, with an average of 45 days on the market.
Sold: Eleven homes closed escrow and only one was under 1 million the rest were above it; all of them were standard sales. Average days on the market 35 days.
